You are right, not all body corp are bad.
Some good body corp actually helps to increase the property value. Eg, Stonefield.
Some townhouses with a low density of 10 -15 townhouses actually use the body corp to manage unwanted tenants who breach body corp rules.
Try to avoid complex with swimming pool, gym as normally it will attract higher body corp fees.
