this area under unitary plan is mixed zone urban, can subdivide at 300 sq metre per land.
Recent sales, suggest this areas is getting more pricy than sunnynook.
eg : There was a house by bayleys ( unusable house) at Archer road, sold for about $1.15million, and recently a house on bruce road sold for $1.2 million.
This price ( $999,000 is under value) likely to attract multi offers, but because it is sold by small real estate firm, there are only 2 - 3 agents working on this house, might be able to get a bargain.
