论坛新手,初次发帖没想到就是这么郁闷的事儿
刚来大纽村不到两个月,每个周末不是看open home就是在看open home的路上,上周终于出offer拿下了这个房子(在multi-offer两家出价的情况下),房子我的确超级喜欢,condition里加了inspection report
今天拿到了报告,里面关于屋顶的情况不太乐观,也和inspector聊了聊,他的建议是一定要让屋主修,但是措辞可以注意点(因为中介告诉我们出offer的另一方还在等,并表示过愿意加价,也不知道真假)。我把报告里的原话摘抄了一下,大家能帮我看看么,这种情况算严重么,是和房主沟通还是干脆放弃呢?
另外,这个房子是5月中旬拍卖流拍的,中介说当时拍卖有人出价只是没达到房主的reserve price。当时拍卖的时候也没有inspection report,这会不会是房主早就知道有问题呢?
多谢大家了,刚来这边很多东西都不懂,这边也还没有什么朋友,真是急死人啊,正式合同是下周一签,哎~~~
Inspection Report:
Ceiling Cavity--The timber trusses are in tidy condition. A large amount of moisture staining is present to the permanence with mold and water damage also present. A number of new fixings have been recently installed on the roof which appears to have corrected the situation additional ventilation into the ceiling space is recommended.
Roof Cladding--A number of sections are currently lifting with leaks highly likely to occur recommend a roofing contractor is engaged to undertake repairs. Spouting: Small amount of debris is present, cleaning is required. Minor leaks are typical for the style of spouting, leaks should be sealed internally.
