There is of course another perspective on this. For every property that is negatively geared, meaning part of the mortgage is paid for by the landlord, the tenant is essentially receiving a subsidy that the government is not paying for. If the mortgage payment on a $450,000 house is $1300 a fortnight and the rent is $500 a week the tenant is being subsidised by the landlord (and probably the government too via WFF).
The real cost of living in that property is the mortgage, the rates, the insurance and the maintenance. Are there tax deductions for the landlord, in the next tax year yes, there are also accounting fees and the money spent this year comes out of this week's, month's or year's, after tax, cash flow. So the only logical reason for doing this is speculation or "tax free" capital gain? No, people often have reasons more complex than that.
Is the market broken,? yes. Is housing afforable?, no. Crack down on the money laundering. Follow the money, where is the foreign (and domestic) capital coming from? Prove it is clean, not from bribery and drugs.
It doesn't take a genius to work out why this National government will not change anything, it is because they are, as usual, looking after their own interests first and foremost. Many of the MP's in government are owners of multiple properties, so why would they introduce measures that would impact on their investments? And when will the average voter, (not the rich business owners) see past the smile and wave PM, and vote for policy instead of personality?
When will they realise what those of us who have a political memory KNOW, that National always has been and always will be the political party for big business and the wealthy, and they will NEVER do anything that would give the workers any advantage over the bosses? Some people say that the National Party have a 'born to rule' mentality, and they are right, they do think they are 'the chosen ones' and are far better than the minions. It is up to the people to change this and the only way is to use your vote wisely, but use it you must, or things in this country will go from bad to worse and guess who it will affect most, NOT the government that's for sure! |
