关于“为什么现在市场上的物业有这么多都是拍卖”

大家好，我是来自Harcourts 北岸的拍卖师Marshall Zhang.  


今天我想抛砖引玉，把这个话题作为一个开端，陆陆续续的给大家讲解讲解新西兰地产拍卖的知识。


可能在市场里交易久了的买家卖家们都会发现最近几年来，市场上越来越多的物业都采用了拍卖的方式，可能作为买家有时候也觉得这种方式会给自己带来很大的心理压力，而且时常会有大家会在拍卖场因为各种原因与自己喜爱的房屋失之交臂。作为拍卖师，时常会听到周围的朋友问我：“为什么会有拍卖这样独特的营销方式，我觉得在拍卖买房压力好大”。很遗憾，拍卖这种方式在当下非常流行，短期内可能也不会有所改变。导致这种现象出现的原因很多，但大致来讲，主要原因之一是在新西兰某些交易比较频繁的区域，市场在不断的变化，无论是谁都很难给一套物业带来一个准确的估价，所以时常我们会建议业主采用“无标价”的营销方案，无形当中这就给拍卖带来了天然的土壤。往往屋主在拍卖的过程当中希望通过买家的竞争来让最终的价格达到自己的心理价位。不可否认这种事情时有发生，但是大部分的拍卖其实都停留在一个比较合理的市场价。几年前我时常听到买家说：“拍卖的楼盘我们不予考虑”. 可是现在已经很少听到有人这么说了，说明大家也接受了这种销售方式。


由于时间关系，我接下来会追加相关的内容，给大家带来更多关于拍卖的相关信息与大家分享。

支持华人进入各行各业。但是，奥克兰的拍卖比率之高是极不正常的，扰乱了市场，相信以后会有公断。新西兰市场太小，及其容易被操控，坚决反对这种不正常的市场操作和中介机构的集体臆症。

不要和我罗嗦存在即合理的狗屁逻辑，中介们职责之一是起到市场润滑剂的作用，利用市场的时候也要保护市场。中国自古就懂不能涸泽而渔，真替中介羞愧。奥克兰的拍卖密度之大，是有推手在背后的。还是那个词：贪婪。太贪婪早晚自食其果。

depending on whether it's a reasonable and healthy market. also depending on who you are, a buyer, a seller, a banker, an agent, an investor, a speculator or just an observer.

when it is the "seller's market", more and more house owne (seller) will choose auction.

when it is the "buyer's market", you won't see many auctions at all.

Reasonable, healthy or not, who I am, etc, wont change this la.

Agent is part of the market. as far as they are not cheating or misleading, they try their best to sell the house at the best (highest) price possible. Nothing to blame ba.

for maximising the benefits, sellers always want to sell at best price and buyers always wish buy at best price. commercial activities are to the greatest extent bargains and tradeoffs under most circumstances, but not under an unhealthy market apparently. i have never said a seller's market or a buyer's is an unhealthy one.

the tricky thing is people can never reach the agreed-on point of "a reasonable market". it does depend on who you are, but i'm not giving a shit about that here. what i said was that 肉肉妈 was brave to express her points here. that's it.

i see.

so your point is, when the auction rate is high on the market, the market must be unhealthy. nothing about seller or buyer.

my point it, when sellers dominte the market, it is not uncommon to see high rate of autions. nothing about healthy or not.

the root difference between you and me is that you call the current market unhealthy market, i call it seller's market.

呵呵，墨尔本，悉尼，现在拍卖率更高，而且拍卖出的比率是80%！

市场规则就是供需关系，买卖不平衡，卖家手里的好盘也不知道值多少钱，当然拍卖了，其实大部分卖家的reserve 是合理的，是买家把价格推上去了而已，不关中介什么事。

hello. can you please not distort my points any more? i did say the current market is unhealthy but it is not because of auctions or because who is dominating or even overwhelming the other.

ok. i don't assume we can get to the same page. to be quite honest i'm tired of wasting that much time in discussing the topic. i don't know you and you don't know me, so i have no intention to challenge you or to convince you.

i just say it again. 在这个坛子里能发表这种意见实在需要很大勇气.

什么供需关系，这种过时理论也好意思哪来糊弄人？现在是21世纪好不好，靠的不是经济理论靠的是忽悠好不好！

关键是想买又买不起的人，总要找个替罪羊来出气啊，比如中介，都怪到他们头上总没错！

恩，有道理，房价都是靠忽悠上去的，还有就是有炒作团队和推手，给买家喝了迷魂药了都。。。

还有，有的open home的staging，是不是一进去就觉得很美很想买？难道真的是摆设放的好看？图样图新坡！我会告诉你其实旁边有人在发功催眠诱导你吗？

为什么拍卖多，因为中介太菜了。看不准房子的市场价格，不敢给出个价格。

中介都会说不确定因素太多，废话 要没不确定因素，房子价格是固定的 ，还要中介干什么。

和中介和拍卖没有关系了，主要是因为市场是牛市，那就是卖家市场，所以motivated buyers多，所以拍卖才流行，出了奥克兰就没有这么多的拍卖，多是议价或给明价，正好反映出是熊市所以motivated sellers 比较多。谁motivated谁主动就吃亏咯

看来不是yy帝，他比较敢说。市场是不是牛市我不说，但有一点毋庸置疑，那就是有强大的推手在强力引导一种最有利于中介机构的销售方式。拍卖不一定有利于卖家哦。

请注意，这种引导不是之下而上的，从一开始就不是。而是从上而下的。在卖家和买家这两年热闹的互动中，第三方的中介出于职业层面上的天性，准确有计划的推行了拍卖这种销售方式。我觉得是过度推行了，是不正常的，是对市场有害的。

这么一个一边倒的，又被全球市场都证明过并非最有效率的销售方式，竟然没有什么主流意见去探讨一下，本身就是个咄咄怪事。

偶能说点想点木鱼脑袋们反感的话，是因为我早早买足了地，和房子直接利益关系不大。偶也知道某些人爱干净，别人的脑袋，你们就玩命的洗吧！

以前我去拍卖。。中介上来就问我是不是第一次购房啊。是不是自住啊。拍卖的时候要踊跃点啊。。踊跃点。。。

不过lz是拍卖师，不是中介，可以说点和中介说的不同的东西吗

拍卖是一种不错的模式 和中介忽悠有啥关系？
适合拍卖的房子 一定是条件很好 价格在150W以内具体看区 或者自信自己的房子的市场
拍卖是中介最难控制的 买家都不一定是自己的客户
至于500W以上房子。。是很难拍卖的。。。一般都是议价或者tender...
