如果是fixed term, 又找不到特殊理由只能等合同期满;
如果是periodic的, issue 90 days' termination notice IMMEDIATELY, 请注意在notice里千万别提任何原因防止他用retaliation作为理由去tribunal申请使notice无效, 特别在你们以前已经因为纠纷上过tribunal的前提下. 另外如果合约从开始或离上次涨房租已经过了180天了, 合约里也没有不许涨房租的条款, 参考市场相同类型房产租金水平 issue 60 days' rent increase notice IMMEDIATELY. 请确保以上notices按照合约上的service address有效送到房客手上. 以上2种notice可以一起给房客.
以下3种情况你能issue 42 days termination notice, 但在notice里要注明理由;- You have an unconditional agreement for sale and purchase of the premises that requires vacant possession be given to the purchaser.
- You require the property as a principal place of residence for you or any member of your family. This cannot be for a holiday, a weekend retreat, or to renovate the property while retaining a home elsewhere.
- You wish to use the property to house an employee and the tenancy agreement with the tenant states that you might use the property for this purpose.
The reason must be included in the notice.
