这房子用料真的不怎样。

These days, buyers don't hvae a lot bargining power.
Main thing is select the area / distric, land / house area and cladding / roof material that you are happy with, and often you'll found the price range is higher than your budget.
Anyone will consider themself lucky if they managed to bite the bullet and bought a house anywhere in Auckland in last 2-3 years. As long as it's not those 95-04 leaky houses.
In today's market, for typical buyers, if you are too picky around every little detail, i.e. the wall socket is not top quality, window frame's colour not right, floor is not premium quality, tile's style too old etc... you'll never able to buy a house at all. (unless you have unlimited budget of course...)
In the past, the new development suburbs(Fb, Hobson, etc...) always have plenty of houses for sale. Now days even those suburbs have not many listing, plus even these new suburbs starts to sell house by Auction now. Taken it all into consideration, this is really not the time for buyers to be picky.
