There are many areas in Auckland where there is subject to new developments, not just Flatbush....but Silverdale, Albany, Papukura......they are all located near the fringe, the so called "Greenfield area".
Other than the beautiful environment and new house, if you manage to find a job close to these areas, these areas are all good as these areas must have what a residential settlement would have (shops, schools, library, etc); however, if you need to commute to close to city (or Newmarket?) for work and study, transport could be your no. one concern and an ongoing headache as there is no significant public transport system (i.e. rail) planned over there at least for 30 years (other than a busway maybe extend from Botany to there by 2021-2030)
