I am a chartered accountant who worked for Auckland property department before started a full time real estate career. I understand Auckland Council's city planning and numbers speak to me.
Auckland council has not approved a new CBD building consent since 2006, the last building in CBD was in 2008 and there has not been much news after that. therefore the number of apartments on the market is limited. The main reason for this is that council has increased the contribution levy by 600% in 2009, the property developers can not see profit investing in such a market. On the other hand, the population in Auckland had just crossed 1.5 million and this number will be double in less than 40 years time. At the moment, there are about 90,000 working people and 60,000 students travelling to the CBD area everyday, not to mention tourists. Anyone who want the convenience of the city life needs to pay at least 700k for a house on the city fringe and this is almost impossible for young couples who only have salary jobs. The next best option is city apartment. We have seen this market increased 6% since last year. And this trend will only continue. The rent has increased by 28% since last year, for a 3 bedroom apartment, you are looking for paying $50 extra comparing to last year.
