有这个可能，这个具体还是需要找ecologist来看下才知道是否需要setback，跟civil不是特别相关。
这个地是个大洪水区，第一时间找civil engineer做洪水报告吧，然后再进行详细的建筑设计。

你好，我们这边只能给出大概洪水方面的建议，在分割多少栋和整体造价成本方面不专业。
洪水的话看GIS信息应该的确是在洪水区了，对整体开发是影响比较大的。
具体需要建模看下百年一遇洪水的水深,然后根据水深情况，由civil engineer和设计师商量，给出相对最佳的设计方案。一般来说房子室内标高要在洪水位0.5m以上，这个对地基造价影响较大。

你好，OLFP稍微切到了一个角，的确会触发洪水报告的要求。需要实地考察下，然后根据测绘数据来看下实际的OLFP走向。个人觉得对开发影响不会很大，这个OLFP比较小。

“The Owner shall not carry out any earthworks, nor place, erect, construct, or permit to remain on any part of the land any buildings unless stormwater mitigation measures have been carried out to the satisfaction of the Auckland Council which must include but are not limited to the following: Stormwater runoff volumes flows and timing are limited to predevelopment levels for the two and five year storm events; and rainwater is reused for toilet, laundry and gardening purposes to reduce runoff volumes and minimise water importation and backflow prevention devices are provided where mains water supply is used to top up the rainwater tank; and a rainwater reuse tank (including a debris screen around the orifice to prevent blockage) is installed to limit the rate of stormwater runoff in accordance with the design by WMH Global, titled “xxx Detention/Re-use Tank Configuration” and the design and location of all stormwater mitigation measures have received the written approval of the Auckland Council prior to construction; and the owner maintains all stormwater devices referred to herein to the satisfaction of the Auckland Council; and the owner provides to the Auckland Council at two yearly intervals from the date of 22nd April 2008 (dated Consent Notice) a report from a suitably experienced registered engineer or suitably qualified person demonstrating that: ,,the measures required to mitigate stormwater runoff are in working order as per their approved design including but not limited to any stormwater mitigation measures installed under any future building consent; and the owner shall ensure that any deficiencies in the operation of the stormwater mitigation devices are remedied to the satisfaction of the Auckland Council and left in a suitable condition to remain in service for a further two years.”

这个的意思是不是地表任何东西都不能动？比如铺砖做deck啥的都不可以是吗？内容有点长，太麻烦的话也没关系，仍然感谢。

对，差不都就是这个意思。这是哪里的地，对雨水控制方面的要求会这么严格。

总体都还行，就是雨水在路对面。看看有没有办法用那个catchpit lead，不行的话就穿马路。 雨水管道看GIS数据应该够深，可能可以钻过去，应该会省钱一点。
其他civil方面看不出什么问题。

雨水没问题呢看着
污水是100的管道，原则上是需要升级到150的，就看邻居同不同意。如果不同意，100的管道状况好的话可能可以用这个100管道接6栋。需要做个CCTV看下管道状况。

雨污水看着都没问题
洪水有一条小overland flow path，问题应该不大
这个地是single house zone，具体能不能分，怎么分，需要你去问下规划师和设计师。

雨水污水一般都是可以的。
雨水150管道如果capacity不够的话需要按照tank
污水一般150都够

那是必然，只要是批复过了的，超一点也没事，资源许可审查的也就是这些。

雨污水都有，看着都没问题。
的确就是地有点陡，需要好好找设计师设计一下，怎么布局房子，车库的高度位置。

現在才看到 陽光角超了如果council 批了基本就沒問題了  只是council 會一起在不同階段例如foundation 或者 roof framing stage 再出具測量師證書證明房子沒有進一步更多的違規

可如果是建好了才發現房子超了（就是和之前RC 不符的話）理論上是要停工補辦RC或者 的（然後涉及需要拿鄰居同意 拿到如果沒有其他問題申請一個簡單的 DPBAN (Deemed Permitted Boundary Activity Notice) - ‘邊界活動容許證書' 就可以） 沒有的話不止拿不到 CCC  council 甚至有權要求開發商拆掉違規部分
