LS is right.
Few areas you can explore:
1) if the roof is leaking, it has to be disclosed. Cannot say it requires maintenance.
Complaint to REAA first on the agent's non disclosure and allow REAA to investigate if the seller has disclosed to Agent to inform the buyer.
2) The roof if it is leaking, the seller knows and this has to be disclosed otherwise it is misrepresentation (especially when you asked).
How can someone not knowing it is leaking if they stay in the house? The leaking likely has been happening over a period of time.
3) The costs of fixing the roof and reroofing - If you know how to run the above court procedures without going through the lawyer, there is a high chance you will get your money back.
