have you told the 100% true story, after level1, 2.5, do you pay full rent, including all expenses?
May be level 4, you will get some discount like 50% from the arbitation hearing.
Look like the landlord action of taking over the premises is based on other breaches, not level 4 outstanding rent.
To be frank, a lot of businesses have not update their rent payment even after discount, landlord won't be able to last too long if people don't pay.
- they will take back the premises
- ask for unpaid rent, part of which could be 50% discount, the rest could be full rent.
- expenses like rates, management fees incurred.
Under the lease, if there is unpaid rent up to 7 days, the landlord can serve notice and exercise the rights to take back the premises.
Many lease have personal guarantees, so they can pursue against individual persons.
