It really depends on your strategy and your personal situations and goals. In this market , you can find reasons to purchase any house in any areas in Auckland or other cities. But Does the purchase help you to achieve your goal.
To look at the property in one area , you can always find the good sides. The best way is to compare some suburbs with some meaningful stats.
1. Average income in the suburb
2. Population age group in the suburb (Was told around 35 is really good age group for a suburb)
3. Home owner appeal(% of owner-occupied home in this suburb , ideally you want to buy in a suburb that has more owner-occupied home)
4. scarcity, you would like to buy in an area where the land supply is limited. In west Auckland , avoid buying new build if there is large development in one area. However , this rule might not apply due to LVR exemption.
5. New infrastructure and new development( City rail link , motorway upgrade , new mall)
Personally , I believe if you plan to hold a west Auckland property long term (after2024) , then CRL is the major factor to consider when planning for capital growth and rent. 35 mins from Henderson to CBD and 28 mins from Glen Eden to CBD.
6. Employment opportunities & school zones
7. The property cycle for this suburb , you do not want to pay for the 2018 price now for a house.
8. Property price ( avoid the top quartile and lower quartile , they are most volatile , in west Auckland you should target median to lower quartile)
9.The number of HNZ house in the suburb. |
