通胀已经实打实在下降了。上海港货船掉头速度已经比半年前高了几倍，货运价格也暴跌。美联储继续鹰派下去只是自找苦吃。

新西兰有政府支出过多和劳动力不足的问题，可能这个问题比美国还严重一些，所以还需要一些时间。不过差不了太远了。

我还在等一些数据。

新西兰买房的话就是原则上不要买破房，因为维修昂贵。市场现在已经理性很多了，有刚需不怕多看看然后买。投资的话，因为租金一般而维修昂贵

只能说新西兰的首席数据分析师，确实水平高，模糊数据模型用的好。我来跟你摆摆数据如何分析，数据分析先好好分析美国CPI的数据组成，各项数据在CPI的权重，各项数据结果的统计来源，这次CPI下降中各分数据下降的幅度，明天我再告诉你结论。如果以上海货轮的掉头速度就可以计算出美国CPI的数据，我估计美国已经沦为最不发达国家，哎，不过新西兰才500万人，一个地级市的人口，能进行数据分析的人才也就这样了

核心CPI也在继续下降。美国数据有后滞。

货轮掉头速度对通胀有巨大影响，有些人不信很正常。你可能不知道为什么，让我告诉你：很多核心通胀成分，包括美国本土生产的产品产出成分里面的耗材都是来自中国，货轮速度快了几倍意味着美国本土产出也快很多。

信不信随你，毕竟一个炸薯条的不懂经济也很正常，隔行如隔山嘛。

掉头速度是什么？是货船本身航行的参数？还是指货船的周转率？

随便你怎么说吧，速度和时间成反比。我想表达速度快，就用了掉头速度，turnaround直译也是掉头的意思。

你如果本来就知道这个概念我怎么翻译你也能理解。不影响交流即可。

船在港内装卸货时候是静止的，不要用速度这种词来表达这个意思，很让人费解。

Inflation data has been surprising to the upside for several months now. But some relief could be on the way from an unlikely source. US health insurance has helped to push up the Consumer Price Index (CPI) over the past year, with the monthly sequential change in the sector running at more than 2% for several months. According to Omair Sharif, founder and president of Inflation Insights LLC, that’s about to change with readings on the cost of healthcare on course to flip negative as soon as the October reading, which comes out in November.


Measuring Price Change in the CPI: Medical care
The Labor Department bases the price of health insurance in large part on health-insurer profits, which are reported with a lag of about 10 months. Thus, data in the October 2022 CPI reflect what happened in 2021. This lag is currently amplifying big swings in medical-care spending. In 2020, lockdowns, limited healthcare capacity and consumer reluctance to seek care translated to lower healthcare spending and thus reduced benefits paid by insurers and commensurately increased net premium income. That showed up as skyrocketing health-insurance prices starting in October 2021, when the 2020 data were incorporated. This year’s updated data are based on 2021, when consumers caught up on preventive care and elective procedures, eating into insurers’ premium income, which should translate to a drop in health-insurance prices in the CPI.

The index for shelter, the service that a housing unit provides its occupants, is one of the largest parts of the CPI market basket—the goods and services that American households consume. Owners’ equivalent rent of residences (OER) and rent of primary residence
(rent) measure the majority of the change in the shelter cost consumers experience.
By coincidence, after the publication of the SF Fed’s research note in February 2022, it became clear that year-over-year growth in Zillow Observed Rent Index(ZORI) had peaked that same month, and it has rapidly declined since then, from 17.2% in February to 10.8% in September. The SF Fed researchers find the strongest correlation between CPI rent and ZORI at a 12-month lag, so February 2023 is a natural candidate for the most likely turning point in CPI rent inflation.

当初很多年前的star plus的时候就知道了，广告打的越是响的，实力吹的越是厉害的，盘子铺的越是大的，越要小心。

去年给一家洋人开发公司供货对方就吹的厉害，开发项目到处都是，当时提醒自己小心，但还是被坑了6千多。

微信建筑群朋友圈里也有这样的华人建商，离得远远的。
