下个月就出新的CV了，现在咬住2021 CV价格不放松的房主，到时候后SB 了， 之前新闻报过了，新的CV基本都要比上次的低10%以上。买家可以等等，按照新的cv出价。大刀准备好。

不懂就问，council rate不是根据CV定的吗，如果CV降了council rate也会跟着降吗？如果是这样的话CV不会降吧

rate会涨，CV会酌情涨跌，据说北岸会相当坚挺。
总体税收会涨

CV涨是不可能的，跌也不可能吧，rate不是说是根据CV计算的吗？

当时新闻说的是水淹过的会跌CV，不是有黄标红标吗
rate是要涨的，就是那个根据CV价值计算地税的rate，算下来最终地税总体是要涨的
我没太有印象了，好像还要连涨几年？

连涨10年，头三年比重比较大

Proposed changes to rates for 2024-2034
Your rates pay for a wide range of day-to-day services and support investment in Auckland’s infrastructure.

Under our central proposal, the annual rates increase for the average-value residential property over the 10 years of the long-term plan would be:

7.5 per cent in year one
3.5 per cent in year two
8.0 per cent in year three
no more than 3.5 per cent for the years after that.
But there are alternatives. These are:

a 'pay less and get less' scenario with lower rates increases but reduced investment and fewer services
a 'pay more and get more' scenario with higher rates increases to provide for more or faster investment and higher service levels.

不光这样，居然还搞出了细节，PAY LESS AND GET LESS, PAY MORE AND GET MORE.

Council 官网上有rate 的计算公式，rate 和CV有一定关系，但不是完全按照CV定。即使CV降了，rate依然可以涨。从历史上来说，就拿2008年经济危机之后的那次更新CV举例，很多房子都跌了。
