投資房要出4成，至少也是幾十萬，幾千元房租就在

Summary of activity at alert level 3

• Moving house is permitted at alert level 3 – including to and from a region that is at alert level 1 or alert level 2. If you will be crossing into a region at a different alert level, you should bring documents to support your reason for travel, if possible.

不知道你惨还是我惨，我刚买了新房子，交割日正好在上周，就封城了！！！操啊继续住着破烂出租屋，继续交着高额的房租。我没贷款的房子自己住不香吗???我才该难受吧！！！一直搬不走，下周好像还要继续延长！

我今年的投资房也空了仨月。。。
都不容易，但是作为投资房房东，你至少要做好空房半年自己也能有钱填才行。
然后利率上涨要算好5%都能扛才行。
要不然很容易上天台。。。

这都是小事，银行封城前做过压力测试是两倍现在的利息。你准备好两倍的利息了吗？

我的房客前两天搬了，工签护士，刚刚登陆NZ从政府隔离酒店出来。 MIQ说他可以搬，我的房子就属于他的“紧急住处”，因为隔离酒店必须赶他出来。估计就一两个箱子，邻居打过招呼了，没有意见。

去年我另外一个房子2月需装修，3月底才可以找房客就LOCKDOWN，5月底还没有找到房客，最后找到合适房客，租金和装修之前一样。一周700多损失，前后半年3-4万不见了。。。做房东不容易，慢慢熬吧。

不行，broker 告诉我说申请了这个会影响以后的贷款额度

我这是9月底交割。 ；联系中介说可以完成交割但是level4 不能搬家。。。 我这都郁闷了。。

是的，不过房产增值还是可以对冲掉这些损失了。

买投资房得看长期，每隔几年就得花一大笔钱去维护。 同一个房子，今年我又被逼花了3-4千到花园里，砍树，修树墙，都是些自己没法安全做好的活，篱笆和死树倒了弄到房客可是房东的责任。 上一次是3年前，砍了4棵树，2千刀。又大又漂亮的后花园，现在成了房客女儿的百草园，苦逼房东是没有资格享受的，哈哈。

说是这样说，纸上富贵可以做资产抵押继续top up 贷款的哦。如果没有紧急情况需要钱的话，没有房东想卖房，你细品。房东都是你这种说法，就是没见有人卖房的。

当然，我也是房东，投资房修修补补花钱多了。正常。投资房本来就不是给房东享受的。

我也是 不过交割在九月底。。 祈祷真得赶紧level3吧、、、。。

一个月也就损失2400。。。就当给自己买了个手机吧

我跟别人合租一个房子里面
然后level4期间自己买的房子交割了
如果我自己搬进去
bubble反而变小了
这样也不能搬家吗

这种暂时租不出去的情况将来还会很多的，30年里，不要太紧了。
