yes, i agreed.
Take for example, in glenfield my land is 670 sqm ( and is zoned for terraced and apartment) and no way it can built terrace house and apartment by itself unless i bought neighbour house to make it into 1200 sq m.
if i want to subdivide or built another minor dwelling on my land, it becomes a discreationary activities, more money needs to be spend on resource consent?
Whereas, another property ( 700 sq m) becomes mixed housing, which previously cannot be subdivided and under new plan become subdividable into 2x 300 sqm.
coming to think of it, mixed housing is better than zoning for terrace and apartment. |
