租一间房 (这个不叫renting, 叫boarding)大多时候是不受Residential Tenancy Act保护的,除非房子里有超过6个房客。 主要就是看你和房东怎么商量的。房东可以不用准备Tenancy Agreement, 跟不用说bond。
Which boarders are now covered by the Residential Tenancy Act?
Boarding houses are covered by the Residential Tenancy Act if they have facilities for joint use by the tenants and are occupied, or are intended to be occupied by at least six tenants at once.
Boarding house tenancies are only covered if they are intended to last 28 days or more.
What rights and obligations do I have as a boarder?
This depends on whether you are in a boarding tenancy covered by the Act.
If you are in a boarding house not covered by the Act
Your rights will depend on the agreement you negotiate with the landlord. Boarders are generally in a weak bargaining position; so much depends on the goodwill and reasonable attitude of the landlord. If you want some advice about what is reasonable, and negotiating terms with your landlord get in touch with your local CAB. |
