租房中介发来Email：Your Healthy Homes Assessment，要收费？

我的租房中介发来Email 关于 Healthy Homes Assessment，要收费 $160+GST.

各位通过房子中介管理的房子的房东有没有收到类似的邮件？这个是否必须要做的？不是装了保温棉就OK了吗？ 求解，谢谢

还是回国吧

中介，当然是尽量榨嘛，榨完房东，榨房客，然后重复。。。哈哈

我房子请正规公司装完保温棉也出具了证明，不懂为什么还要出这个Assessment？所以想问问其他请房屋中介管理的房东是否也收到这个要求呢？

不过现在房东真的是越来越难当，各种而各样的要求层出不穷。

看来我是论坛上第一个房东收到这个通知的，既然避不了，各位房东聊聊怎么达到这个要求呢？比如房间温度要达到18度，用空调还是取暖器，空调肯定OK，但是费用贵，如果用取暖器，用哪一种比较经济适用点的，说实话，房东自己家里都没有安空调的

1)fireplace needs to be sealed.

2) Windows need to be checked for any broken sealants and need reseal. Windows can be open for free airflow. Wooden windows normally cause some problems over the years, need some carpentry works done.

3) Possibly buy heaters (1-2) and can be fixed on the wall at the living/ dining areas.
The above needs to comply by 2021.

Again, if you smell trouble maker tenants, avoid them.

这么多要求最后羊毛都出在羊身上的，逼着房东把租金涨的更高的。最后大家都申请政府公屋去了。

反正labour就是想把房东的钱都压榨干净而已。我的也是，非要单独出一个证明，当都给钱。脱裤子放屁的感觉。

下次别选他们就是了

一般安装保温棉的公司都可以出的，去《大众服务》板块找找哪些公司问问吧

通风、防潮，防霉这个一般的房子都可以，就是Heating的问题是头疼的事，冬天要房子达到18度，装空调能解决问题，但是真是一笔大支出，如果装取暖器可以省一点费用，那么问题来了，哪种取暖器可以呢？

你认为你的出租房满足政府的5项健康标准，可以告诉中介不做Assessment,
如果租客对你的房不满意，请中介转告你。Tenancy Service 没有Assessments 的规定，It's not compulsory .

"Landlords must provide one or more fixed heaters that can directly heat the main living room to a maintained temperature of at least 18 degrees Celsius."
"All private rentals must comply within 90 days of any new or renewed tenancy after 1 July 2021, with all private rentals complying by 1 July 2024."


Tenancy Service Website says the main living room, so nothing more and nothing less. Just go to Bunning to buy a $50 heater and another one for dining area if it is open plan's.

After that increase rent by $15. per week in the next renewal

40%的家庭是租房的，还有很多有房的是低收入群体，这样的群体加起来会超过60%的。

HEATING STANDARD要到2021年才生效，不需要现在就COMPLIANT
这个ASSESSMENT你自己可以做。
我也收到了AGENT的信，说是要请人来做ASSESSMENT.
我告诉AGENT: NO, I WILL DO IT MYSELF.
自己好好读一下HHS，去出租房转一圈，拍照片（越多越好）存证，证明你都仔细看过，把文件存档即可。
当然如果你怕麻烦的话就花钱请人做。

这个我好像去年就收到过，也让中介去自己安排检查了，但是中介后面没声音了我就主动问他了，他表示已经做完了检查但是没有charge我钱。。。ps 我的公寓是17年完工的

反正我已经计划把我两个比较破的房但是可以开发的地，未来1-3年内都开发了。剩下的2个条件一般的也没啥大开发潜力的准备卖了。然后开发后的新房留几个（联排那种）出租。未来几年内把老房换成新房小房继续租，要不这傻逼租房政策真是弄得人无语。倒不是为了那几个改装钱，就是觉得气不过。什么东西都有它的市场价值，工党这么整，以后真的要么自己买房，要么住政府房得了。不过后来想通了，工党就想这么样让你把大地破房拿出来卖，增加供给。

还是回国吧。中介是房东的代理。为房东服务。怎么成了压榨房东房客队坏人了？
