Building Management and Operations Supervisor
Liaison with Repair and Maintenance contractors
Liaise with service level providers and subcontractors; e.g. lift company, Security Access, Fire Safety, Plumbers, Electricians, Locksmith, Pest control, landscaping, etc.
Liaise with Insurance Companies for Insurance claims
Daily Repair and maintenance –
· Supervise Building repairs and maintenance
Repairs in Apartments – replacement of vanities, cabinets and appliances, carpentry repairs, painting, carpet repairs, etc
Supervise repairs for building and apartments’ electrical and plumbing issues.
Pest Control Management
Security and emergency procedures in the building
Supervise activations of fire alarms, fire evacuations, false alarms
Handle fire alarm system and liaise with the Fire Alarm Company
Supervise Emergency building evacuations and follow fire regulations and fire incident procedures.
Lift emergencies
Ensure the lifts operates properly,
Contact Lift Company to repair breakdowns immediately
Building Security
Check all common area doors and camera equipment are in good working order and to
contact security company upon breakdowns
On call for emergency issues, such as door locks, batteries and fire alarm issues.
Administrative andOperational Management
· Manage inventory and Preparation of DailyRepair Work Schedule
· Identify maintenance projects and ensure workin progress.
· Generate monthly management report for Director.
· Assist Director manage insurance claims andbuilding repairs projects.
Requirements:
· Able to demonstrate a commitment to providingservice to tenants
· Needs to be organised, structured, disciplined andtake charge
· Must able to communication in English both verbal and written
· Must be legally entitled to work in New Zealand
