A lot of people have prejudice on Body Corp.
Body Corp is make up of people who stay in the townhouses (normally committee of 4 units) and they are voted to the committee and they appoint a body Corp manager.
No one wants to spend more money than they want to, so the basis budgets are:
1) insurance to the whole area including common areas. - this is a good thing, everyone gets insurance and body corp manager broker for the best discount.
2) Garden maintenance - grass, and maintaining the garden.
This to me is important, it will help to increase the value of the property. If the gardener is not doing a good job, this will be replaced in the AGM, EGM meeting. Normally some owners living in the units will overseeing the gardener's performance and whether he/she has done a good job.
3) House washing and Roof, gutter washing
- normally done once in 2 years and is important part of keeping your property in good standing and value
4) House painting- once in 10 years and roof inspection etc.To keep up to this, there is a long term budget for that, so in the AGM discussion, this is dicussed and will probably vote on to say we contribute $1000 a year on this future budget so that when the time comes, we have money to do those things. This is looking into future, that is a good thing.
6) Debt collection, undesirable behaviors.
- if anyone not paying, they are referred to law firm and debt collector, so leave it to the Body Corp manager to do this job.
My experience with low-density body corp is a pleasant experience (11 townhouses). Everyone cares about the place and makes sure it does not degenerate the value (but creating more value), including heat pump installation, fibre, cloth hanging etc so that it will look tidy and neat.
As someone here has mentioned, body corp managers do not get paid much, but they are there to do the admin works for the body corp committee who are the owners of those units. Most of the expenses for the running of the body corp are justified and put it this way, it is common that if you live in a freehold unit, you probably won't budget for house cleaning, garden, or even roof, gutter and garden (until it is needed, unitl something is broken) and everyone staying in the area will have their own opinions, this will create a big mess and this is slowly happening in some of the developed areas with no control marred with "chicken running amok".
For quality townhouses, brick, tile, weatherboard with body corp will hold the future and many people chose to live in these areas because of convenient, managed, and well-kept surroundings with "essential budgeted expenses" that are justified.
