北岸房价一直跌，millwater的新房子房子还能买吗

最近在看北岸的房子， millwater的房子又要比Albany 远15公里。 一直觉得这个距离不算什么，但是现在albany都开始10万，10万的往下掉价，Millwater 还能挺多久啊？ 现在millwater 和orewa 都是在不停建房子， 他要跌下来，比albany 要幅度大多了。
我真怕买个millwater 的房子，买完就贬值。 现在115万都可以买5房brandnew，105万可以买4房brandnew. 很多房子都是125万以上拍卖掉下来的，现在开始买115左右。
如果这样下去，到了7月份，又有新房子出来，这些房子会不会跌到100万以下了。

我是不是太悲观了，有没有明白人跟分析一下，要是觉得这房市还可以出手，我在那买自主房，要不然，我还是看中区的房子吧。

北岸albany，otehavalley那里的一片新房子，尤其是高速公路以西的，真心不值那么高的价格，交通不方便，校区不好，房子密集，间隔小。这样的房子新，造得漂亮，所以一下子炒老高，但是抗跌性着实差，很多洋人并不喜欢这样的房子。北岸BAY区的房子就要好很多，虽然也在跌，但是比上述两区要好多了。。

Albany到millwater这段比前几年拥堵很多，再过个三五年，肯定也很堵了

I am not saying Millwater is not good. I am just stating a fact that a large amount of money is spent on Central , South and West Auckland to improve transport issues. However , on the Shore , there is not much money spent to improving transport issues, it could get worst with the population growth and lots of apartment and new housing being built on the shore.
Also I do agree with you if you live in Millwater and work in Albany , life is perfect for you in terms of transport. However , the fact is most high-paying job is in the city or close to the city. You can have a watch the future forcast for Auckland future growth.

你没明白，millwater到albany这段是不赌的，就算你住在albany，早上从小路上高速的堵的时间，和我从millwater开到Alany 的时间差不多(Millwater有自己的高速口，大多数房子上高速不到3分钟）。在回到你的问题，北岸去city只有高速一条路，除非开新桥要不然家与高速的距离直接决定你上班的时间。

是的。 没有初中部了。 所有学生只能上Orewa school。 要不然上kingsway, 是教会私立学校，必须父母是基督教徒
