算算帐吧。
Auckland median price $855k, loan rate at 4.5%, loan interest $38475. rates $3000, insurance $1500, buffer repair $2000.
Auckland median rents $530 per week(Trademe data), annual rent $27560.
On the book loss $17415, but tax refund will have $3500(assume 20% average tax rate), so actually loss only $13915.
That means as long as property price up 1.6% will cover.
Don't you think Auckland property will be up 1.6%?
Plus your view is short-signted, Auckland property price long-term growth rate is nearly 8%. So even a few years growth rate is low, in the long-run, it would stand out.
