Finally I bought a new house ! Thanks everyone who helped out !

Yesterday I finally bought the house ! after two month of searching !

The house was listed for 699, then after half a year, it didnt sell, owner (who is the developer) missed out on a 649 offer, he think he can get higher.

Then he dropped the price to 659, and he got an offer for 625 last week, but failed last Friday because the buyer can not get finance.

Then I view the house on Sunday, liked it, ticked all the boxes, its a brand new 5 bed, 3.5 bathroom (two ensuite), 245sqm internal area, 390sqm land in Mission Height. Brick and Weathboard (two level).

I went in with unconditional offer of 600, owner countered 625 (no surprise there), then i countered 603, then owner countered 618, then i countered 608, and the owner accepted last night !!!! can not believe it !

Thanks everyone for the advice in the past ! I am glad i didnt buy the plaster house !

been living in east auckland for 10 years.. i guess i am used to that region.
good school is average, a new school called Mission Height College, very good hardware, but not sure about the quality of teaching.

I was not looking at mission height before, i was avoiding mission height before, but i think the price is lower there when compare with Dannemora, Point view, Howick etc.

And the houses are brand new in that area.

The 625 previous offer, the agent showed me the failed contract, so i think that is true, but the 649 one i am not sure, the agent just mentioned that.

overall he is a good agent. I found it is always good to deal directly with listing agent.

Originally i was not looking for mission height, i know the area, alot of new immigrant live there, its not as good as somerville or point view/dannemora, but it all came down to a tradeoff betwee ...

I think other than the traditional 'White zone' such as Ponsonby, Devonport, etc where the villa type heritage housing are predominant (we called them 'ghost houses') which are only favoured by Kiwis, there are not many areas in Auckland where you wouldn't have 'a lot of new immigrants' around .....

I am not good at it, i am a first time buyer, i was going to offer 625 directly, but i seek advice from my uncle (he is a master builder), and he knows the area, the building cost and the mindset of a property developer, so he suggest we offer 600 and hold it there, but i couldnt hold it, probably if i hold it for abit longer, the owner might crack and accept 600k.

So i guess its always good to seek advice from people who has done these negotiation alot, and never believe the agent !! what ever the agent says, dont believe it, use your own judgement.

Use tools like QV and Zoodle to get an idea what similar properties are sold for.
