There is a term in the mortgage document that said "if you remove the house, develop the land etc, you must inform the bank as bank's security is affected......"
My thinking is to get ready another security (property) and swap it with the bank to make this developed property mortgage-free while you still having the same loan. (ie The bank is willing to swap the security with another property and let you continue with the same loan and do a "discharge of mortgage" on the development land).
It will save some time when doing the individual titles (s 224c as someone above mentioned), and save the trouble of getting consent from the bank for LINZ registration.
