没看懂这套 5 Nottingham Place Browns Bay

为啥卖了177万？学区没有，地不规整，房子220面积也不大

离得不远的Robin Lane一套差不多大的5房去年11月还不到150，学区一样，地还更大一些

为啥呢？

去年11月 Robin Lane那套，675地，室内也是230左右。我看harcourts拍卖记录才148万啊，这才几个月就涨了这么多么？

这套relab估价169-186，挺准的。比cv高36%，这比例也还好
600多的suburban'，地很大了已经。220室内要是算小的话，还有很多100多面积岂不是不能住人。
学区sherwood小学，northcross初中，高中longbay，全10分，有点不懂为啥说这是非学区。这仨学校很垃圾么？我觉得名声都很棒啊。

不太熟这个区，我就是看附近成交，11 Robin Lane才148万。这套应该是150左右的价格啊，就是不太理解为啥拍到快180了。。又没有海景

小白吗？一年中间往往11月12月价格低，2-3月价格冲高。所以去年11月到今年2月底，确实就是有这么大差价。11月12月抄底的季节。

去年的价格跟今年的价格有可比性吗...今年连Glenfield有的都这价了，何况browns bay，再没学区这几个学校也比Glenfield强吧
