Have done some calculations.
1) if you are cash-rich and relying on very little loan, the tax will be around $45K a year for 4 townhouses
($700x 4 per week) plus existing rental portfolio.
The rent will definitely increase over the years, this is just a conservative calculation.
2) There will be little deduction as any deduction will make you a developer, including cannot claim back gst, and some development expenses.
To finance the project would include selling a property on the existing portfolio and reduce the debts to very little level. So, paying the IRD instead of the bank.
Depending on your age, even before the announcement, that is my strategy as a way forward.
I don't intend to buy more houses, just want to spend some time going to Australia and overseas. Any excess fund, I will move overseas.
