合同上有关watertightness 和title的条款？

中介发来的合同有以下条款，是不是基本肯定是有漏水和Title issue啊？还值得做building report吗？中介说是标准条款。。。

20.0 Title - Registered Interests 20.1 The purchasers acknowledge they have been advised that any interests noted on the search copy of the title to the property whether by way of covenant, easement, caveat or memorial or otherwise should be referred to a lawyer or an expert trained in law and experienced in property law, for independent advice, prior to bidding on or buying the property.

21.0 Watertightness 21.1 The purchasers acknowledge upon signing of this agreement that the Ray White Real Estate representative: i) Has not made any representations as to the watertightness and structural integrity of the building or buildings situated on this property, and; ii) Has advised the purchaser to seek independent advice from a specialist on the watertightness and structural integrity of the building and or buildings on this property.

不是的，这个应该是他们的“标准条款”，如果我没记错的话，每个合同都有一样的条款。

哥们是不是在ray white 拿的合同，只有ray white 合同英文说法叫  water tightness

title 这个条款是在general terms里面其实都有的，律师也要查title的

至于第二个条款也是经常有的，但是这个条款并不是说就一定可以让中介完全免责的。因为有很多
中国买家并不会英文，而带买家的中介有很多不专业，有可能急急忙忙让买家就把这个条款签了。
这个条款也是提醒中介也要在读合同时候再强调building inspection 给买家。

现在基本是标准条款了，中介的免责条款。
如果是拍卖，买家需要自己负责去check title, 检测房屋有无漏水。写在条款上是为了提醒买家注意这些事情。
如果是出价，即使是无条件合同，买家律师如果在十天之内发现title有问题，可以退出合同。
