Building Associate

Our company is seekingexperienced building associate to join our growing team. You will be workingwith various contracting trades such as contractor workers, plumbers,carpenters and electricians. You will assure theresponsibility of assisting the construction managers, the architects,surveyors and planners. The ideal candidate will have an analytical mind andgreat organizational and supervision skills.

The goal will be to ensure allprojects are delivered on time, according to requirements, and withoutexceeding budget.

Responsibilities

1.      Collaborate with engineers, architects etc. to determine thespecifications of the project

2.      Negotiate contracts with external vendors to reach profitableagreements

3.      Prepare, discuss and review construction plans and drawings withhead contractor’s construction managers and planners.

4.      Obtain PS and RBW from appropriate contractors and suppliers, andcommunicate the information to trades workers.

5.      Determine needed resources (manpower, equipment and materials)from start to finish with attention to budgetary limitations. Responsible forcost calculations.

6.      Plan all construction operations and schedule intermediate phasesto ensure deadlines will be met.

7.      Acquire equipment and material and monitor stocks to timely handleinadequacies.

8.      Train and supervise sub-contractors and other staff and allocateresponsibilities

9.      Supervise the work of laborers, mechanics etc. and give themguidance when needed

10.  Evaluate progress and preparedetailed reports

11.  Ensure adherence to all healthand safety standards and report issues

职责

1. 与工程师、建筑师等合作确定项目规格

2. 与外部供应商谈判合同以达成有利可图的协议

3. 与总承包商的施工经理和规划人员一起准备、讨论和审查施工计划和图纸。

4. 从合适的承包商和供应商处获取 PS 和 RBW,并将信息传达给贸易工人。

5. 确定自始至终所需的资源(人力、设备和材料),注意预算限制。 负责成本核算。

6. 计划所有施工作业并安排中间阶段以确保按时完成。

7. 购置设备物资,监控库存,及时处理不足。

8. 培训和监督分包商和其他员工并分配职责

9.监督工人、机械等的工作,并在需要时给予指导

10.评估进度并准备详细报告

11.确保遵守所有健康和安全标准并报告问题

Requirements

·         Relevant tertiary qualification or at leastone year of relevant experience

·         Understanding of construction procedures andmaterial and project management principles

·         Familiarity with quality and health and safetystandards

·         Good knowledge of MS Office

·         Familiarity with construction/ projectmanagement software (SharePoint)

·         Outstanding communication and negotiationskills

·         Excellent organizational, time-management andplanning skills

·       Ability to work in a fast-pacedenvironment and enjoy new challenges

·         A team player with leadership abilities

·         Have NZ full driver licence.

·         Preferbly English and Chinese speaking.
