请教大律师关于出租屋问题

请教大律师：我们有一个townhouse，和隔壁连着的那一种，交给property manager打理。
后来租期结束前，我们发现外部墙上有个dent 被车撞的那种 因为我们是long driveway最后一家，而且车道是斜坡的。
property manager告诉我们，这个只能我们屋主自己承担，无法证明是租客弄的，因此不能让他们赔偿。但我们认为这个是在租期内发生的，而且property manager也有一定责任。还是说，租客权利无限大？
下面是property manager回复我们的：
Sorry you are not happy with the answer but in order to make someone pay for something, I have to prove they did it.  In fact these days, even if they admitted they did do it, they wouldn’t have to pay as it was an accident.  This is the law we now have to all work under I am afraid.  This is why rents are going up…because the cost of having tenants is going up!

无法证明是租客故意弄的，所以你要自己承担。其实你也不用自己承担，因为房东一般都买租客险，应该承担的是你的保险公司。

先确定一下。房东99%应该有保险的吧？

那么osaki case就生效了。

所有带保险的投资房，在新西兰，careless damage 租客legally 不liable。

这个是明面上的。。。

估计楼主碰到一个认死理的租房管理啦。
这个也是最简单的处理方式。

我会不同处理方式。。。
