房东是需要留照片的，个人认为是很难赢的.中介也不是万能的，也不是说了就算的了，房客也有权力不承担，让法庭来最判决.所以作为房东就不必要较劲，投资房难免的.

如果是老化坏的，并且你输给你房客是这个原因，那么拿着判决去起诉这个供货商，把你上庭等相关有明确记录的损失做为证据（你停车，浪费的工作时间不能算，但是如果你为此咨询了律师，收到了账单这类的，你可以保留并做申诉赔偿）。

证据是要逻辑的证据。炉子in good condition, 和证明房客careless，或者蓄意损坏之间还是有差距。

”因为 2周前inspection时候这个炉子是 in good condition，所以，今天炉子坏了，所以房客弄坏了。 “ 逻辑有问题。

我觉得tribuinal的结果应该房东不太容易讨到想要的结果。不过，很希望知道最终结果。

如果我是房客，在Tribunal 我会说炉子在我搬进去后发现裂了，我就通知property manager 和房东。这个当时inpsection 没有发现。我不知道是以前还是最近裂的。我没有损坏，也没有注意到是什么原因裂的，现在我希望房东尽快把炉面更换，或者，我来换，让房东把钱付给我。

房东的说法是：房子以前自住，　一直很好，　搬进去前inspection　也没问题，　突然坏了，　是房客弄坏的。　（我觉得这中间可能站不住脚）

比方说，我有个冰箱，用着一直很好，突然坏了。那就给人家换。。。

不好意思，我是当时出主意让房客去Tribunal的。哈哈。。。哈哈。。。。，如果是人为损坏，也可以不同处理方法，比方说，不小心把玻璃弄碎了，就去找保险公司，如果有底费，就双方商量。在这里互相纠缠谁对谁错，打官司。绝对是得不偿失。
