your lawyer should have discuss with you before requisite the title ( requisition of title - 10 days from the date of agreement).
If it is a minor problem on title , you might still want to buy it.... based on that, i don't think your lawyer is a good lawyer, as he has acted on something before discussing with you.
- your lawyer can discuss with you and give you more options on how to solve the problem, and get back to seller's lawyer to reach an agreement on money to fix the problem. If it can't be fixed before settlement, how much money will be retained by your lawyer.
- your agreement is cancelled, it might be an opportunity lost in today's heated market. Which realistically can be cured by $$$.
2 sides of the coin, it depends which side you look at it.
