1991到2004之间盖的房子能买吗？框架是不是都是没防水处理的？

最近看房好多是这个时间段建的，漏水屋的年代，builder说不管是砖瓦还是weatherboard都是框架没处理过的，到底能不能买？还是说早晚会漏水？

木框架未经防水处理，一旦外墙渗水，容易烂
但一般砖瓦或weatherboard的外墙，有天然或人工的cavity，水会流走，不会渗入木框架，问题不大，但同期的plaster（批灰）很多没有cavity,就有这种隐忧。
