all townhouses, to be completed next year. small land, but location is not too bad.

most of them sold out, except some small ones:

2 bedroom, 499K, rent about mid 400. house 128m2, 2 levels, land 80m2.
3 bedroom, 599k, rent about mid 500. house 145m2, 3 levels, land 90m2.

the location is not so bad, close to mt wellington / sylvia park, so would have some young tenants / small families.

but also close to otahuhu, so not attractive to many chinese people i think........

貌似还不错，以前那个mt.wellington西部的thomas park公寓价格都比这个高很多；同时lagoon北岸的金湖好像社区环境太小

未来sylvia park的发展道路还有很长，同时貌似这个街区也是one tree hill college的新校区了

不过springpark的致命问题是，开发商能力，建议先和律师谈好合同细节！

政府也是要整治奥克兰中区东部无校区的新政策，去查查看

新的校区和教育投入，也是为该地区打的一个强心针

greenlane,ellerslie,one tree hill, penrose,mt.wellington大部分都是one tree hill college的学区，最南端好像是hillside road,mt.wellington

看起来挺好的。

One tree hill college前身是penrose high school
decile3之前岛毛学生很多
最近两年房价上涨的带动下，周围居民大换血
收入高的家庭通常比较重视孩子教育，估计以后学生素质会好很多
学校划区后估计会大整顿，师职力量会加强

you are right,

sylvia park is the south end of one tree hill college, sadly, spring park is located to be otahuhu college zoning.....
