Tenancy tribunal will force you to go for a mediation 1st. If you two dont resolve the problem or have a payment method that both agree. You can ask the mediator to go straight to court case. (You can kick out the tenant until you get to court)
After you receive the seal order from the court, you have to wait 48 hours until you can apply Eviction through court.
The baliff will give you a call and make time. Then you need to bring your lock smith to change the lock at the same time to take back your property possession.
At that time, the tenant has to move out and couldnt resist and stay at the property.
