Thank you for your question, entitle for you to act on behalf of your father in relation to any property purchase, you need to have a limited power of attorney draw up by a lawyer, and before your father can sign the power of attorney, he needs to seek independent legal advise, and then sign in front of lawyer, and the lawyer must sign as the witness. The same goes to you. The power of attorney needs to be limited to only the purchase of the properties. However, logistically , since your father is not in New Zealand, you may want to discuss with him, and obtain his approval if he also give you the right to the management of the property after purchase.
