签字后卖房走人的问题

在论坛里面经常看到有人发帖：隔壁开放商过来商议，需要签字关于什么阳光角啦，水管啦之类的问题
各位论坛的大神们很多都是建议 签完字后卖房走人。

理解理解。

可是.......... 很多时候有一个时间差的。

邻居签字，然后才可以去申请RC BC之类的，这大概需要八个月的时间吧，这期间邻居收了钱，把房子卖了。新的已经房东住进来了。

这时候才很多建筑商才办完手续，准备开工了，（拿水管举例，这时候才可以动工连接水管吧，去连接领居家的水管）

但是原来房东同意 签了字，万一新买房的房东如果不愿意会怎么样？可以怎么做呢？
或者原房东签完字，后悔了，双方怎么办？

香港人怎么看？

签字的话会在lim上有记录的，新房东不可以不同意，因为他买的时候已经知道这件事了，如果他不同意不会买。如果不同意被告，他不占理会输

不对。

正规的做法是：如果有签字这样的事，在卖房合同上应该写清楚。新买家是不是同意，都以卖房合同为准，接受卖房合同是就是同意前房主签字的内容。

如果没有在卖房合同上写出来前房主签字什么的，新房主是有权利可以不接受的。这个我和council的审批人员问过。

7.1 The vendor warrants and undertakes that at the date of this agreement the vendor hasnot:

I know someone who did not disclose to the buyer (about the consent /waiver) and sell the property and was sued for $$$$$$ (a lot of money).

It is not a matter of taking the money and run away, they can easily trace it back to the seller.
