天天听到漏水房，突然想知道，什么是漏水房的标准？

樓上的好懶，我稍微勤快點哈，乾脆貼上來。。。扼要翻譯下。
Have a close look at the property yourself. Check for the following: 自己長眼看看那房子

Rust or other unusual staining on exterior walls.
- 外墻表面顯得異常的水漬
Any cracks in the cladding where rainwater could enter.
- 外墻大到可能滲水的裂縫
Wall claddings should be clear of the ground and of balconies and decks to stop water soaking upwards.
- 外墻材料應該離開地面以及deck足夠距離。
There should be sheetmetal or plastic flashings over windows and doors.  
- 窗沿門檐之上要有防水的蓋板。（不認識的出門向後轉立定向門上方看看那板子，還不認識就自己google去）
Any dampness and rot around windows and doors.
- 窗或門框情況嚴重的腐朽
Decks should be set below internal floor levels.
- deck 應該低於室内地面。
Parapet walls should have flashings covering their top surface.
- 矮墻應該有蓋頭
Any penetrations, such as pipes or wires, should be correctly flashed where they enter the roof or cladding.
- 内嵌到屋頂、外墻的水系統應該走水歡快
Any broken sealant.
- 有木有爛掉的膠水接合部
Inside – any stains on ceilings, spongy flooring, mould spots on interior walls, and particularly, musty smells.
- 正常人都能發覺的室内疑似漏水現象
Top fixed handrails on balustrades.
- 欄杆要是懸挂式的，看一眼接頭和底下。（這個是吹毛求疵，為求談崩）
