小儿科，，，几个星期前，nile rd 那里有块400的空地。拍卖 到 70＋。  洋人买的，在场所有中国人都傻眼了。半年前，屋主在trademe上叫价40万 ，都没有人买。

我朋友一年前零三個月在這條路上買了一間五房帶泳池的磚瓦屋,全幅地1100平方,當時買83万~~

OMG.... how can that small piece of land sell for this kind of price.
one house i think is 21a nile rd was just selling for early 700k in february.....

正常价格吧，1/78 Nile road, 2房stand alone unit，我去年11月卖了，室内120，65万。

what about that 400 sq.m land, i believe is sell by harcourts?

is it an one off price? or is it market price?

Which part of nile rd is better, towards the king plant ? or towards the forrest hill?

nile rd上有些房还不错。最靠forrest hill是大斜坡，坡下平地那些好些吧。

ok, thks.  i think corruna st is up and down too.

i like towards the king plant areas, odd nos.   Even nos, is slopy downward.

哈哈，我对太靠近king plant barn有点排斥，那里有个水泥搅拌场

not so near, nos. 21 onward. odd nos.  There is a curve .

No.1 nile  is commercial, doctor and tuition school

看到楼主的链接了，这房子从图片看感觉真心不错，反正本人看到了是很有一种安详宁静的感觉。

其实洋人买房，很多时候出发点跟国人不同，有些洋人辛辛苦苦工作了几十年，然后找个环境好的小房子享受生活，所谓千金难买心头好，看中了又在能力范围之内的，价钱相对高点对他们来说也并不很在意，反正钱到时候也带不走。

房市是好，不过也不用单纯的叫贵。除去炒房投资的，还有很大一部分人只是想买个房子安个家的。

nile road ( golden avenue, marsh rd, corruna, alma, stanley) are poorer areas of milford ( original, tranditional kiwi houses) .... the price there are still affordable and not so widely talked up by people, whereas Forrest hill, sunnynook were popular and talked up since last yr. Becroft avenue ( forrest hill) is now at late $70s and $80s full site.....  i always wondering if becroft avenue and roads nearby fetch such a price, this nile road and its related roads would fetch the same or even higher price.

Looks like the wind is now blowing on this poorer side of milford, if that vacant land 400sqm was sold for $700k+

Schools are : milford primary school / forrest hill primary  / Takapuna intermediate / Westlakes boys & girls.

市场价格吧，拍卖又不是tender，也有其他人想要，并且出很接近的价格。
nile road哪部分好主要还好看具体的房子。
现在很多不是校网的房子都卖得很好。
说实话，现在的买家对市场的灵敏度比我们好，我们的工作不是去猜这个房子会卖到多少，而是尽量帮房东卖到好的价格。那如果房东非常不实际，那估计房子也很难卖掉

其实那快地是500平米的，就在有滑梯的小公园对面，是卖了70+
