I am trying to evict the tenant because she is not paying the rent and I received a sms message from her partner saying: "What the hell is going on Andrew? I will come to see you tomorrow I know where you live". Does this look like a threat? I am very worry he will come and do something to me and my two young kids.

Can try police, likely they will ask you if there is any physical violence otherwise they will say it is civil matter.

Be prepared they will do damage to your property and put on high alert if they do you will have photos evidence for the damage. Tenancy department may be able to arrange urgent hearing for this kind of situation. Act fast.

仅仅是一周没有付还是已经好几个月没有付了？在找房客的时候没有做credit check 吗？ 如果是仅仅是晚了1-2周，我觉得楼主应该好好和访客沟通一下，马上过圣诞节了，也许真的是有困难。如果很长时间的话，那就赶紧上tenancy tribunal。

最好让警察知道，也告诉他对于他的恐吓ＴＸＴ你已经通知了警察。最好尽快付清房租，否则法庭见。

I have already had the tribunal order to terminate the tenancy on 31/10.  This is the third time I been to the tribunal, I have 90 days to evict her.  Everytime when I got the order, she would go to WINZ and asked WINZ to pay.  After 31/10, WINZ paid the arrears again but now she is oweing the rent again, the tribunal order still valid till 31/1/2014 (90 days), so I am trying to evict her.

千万别动武，我们有房主这么干过罚款两千， 很简单他已经发信你， 威胁到你生命安全，你可以立刻要求tribunal 的人执行驱逐令。 你已经有驱逐令， 要求他们的协警执行就好了

i had similar case b4 and the tenant basically 'destroyed' the interior of my flat...

& i'd never give them my residential address on tenancy agreement :)

下次去tribunal要rent arrears同时申请termination，别给欠租的第二次机会。

这种情况我也遇到过。那个房客欠我一两周房租，本来也不算什么，但是他态度恶劣，不肯交谈，我直接就打电话叫警察过来。然后房客说他明天就给钱，警察问我如果他给钱还愿意让他住吗？我说不愿意，他就给带走了。是立刻哦。所以遇到这种情况，直接叫警察
