就算供應足，但付得起首期是另一問題。

以現在的情況，租金又可以上漲了。

我認為美元加息更加好，資產增值放緩，但會導致租金上漲，對長期持有的投資者更有利。

下面这段话摘选自同一个经济学家最近的weekly overview reprot, 注意加粗字体部分。我感觉目前更像是2013年底到2014年大选前的情形，不过明年大选后是否和上次一样房市起死回生，前景不甚明朗

Data, as discussed last week, show that activity
has slowed along with the pace of price rises. The
question is whether this slowing is a permanent
thing or just a longer version of what we saw after
tighter LVR rules in October 2013 and October
2015. We suspect the latter and this means we
have little hesitation in suggesting to young
buyers in particular with access to credit that they
take advantage of the reduced number of
competing buyers in the market at the moment.
And keep in mind that if we are right and the
market reignites then access to credit will become
tighter still as first the LVR percentages get raised
again, then probably after the election the
Reserve Bank get their hands on a debt to income
tool once permission from the Minister of Finance
is granted.

只要明年大選不換莊，政治對房市便有支撐了。
以目前形勢來看，National 的支持度可謂如日中天，如沒什麼變卦，連任機會極大。
同時我相信央行也會跟隨美國加息，就算央行不加，銀行自己也會加，這是必然的。但在加息後， LVR還會不會維持現在的限制呢? 維持的話又能撐多久呢?

Tony Alexander在他的review里写的很明白，他提醒大家如果明年房价继续涨，首先央行会提高LVR percentage, 然后大选后在政府同意后实行debt to income limit tool. 你认为他的分析合理，所以我觉得房市前景不明朗。
