hmm..... independent valuer can be conservative ( to play safe), they based on past value. At the moment, they seem to value $100k to 150k above CV for some full site property. Where most hses in north shore already sold well above that.
eg, an old hse in exmouth rd northcote, they valued at 750k, and sold for 1.11 mil in open auction.
