[谈房] Ranui 和 Massey 那个比较有潜力  关闭 [复制链接]

Ranui is quickly catching up with its nearby suburbs, but Massey has more potential.

Massey is definitely an up and coming suburb in the West in terms of its location, infrastructures, public facilities, property price and the types of properties (year of build, materials, size of land, floor area, natural surroundings and views etc.).

Massey has three motorway access points (Lincoln Rd, Royal Rd and Hobsonville Rd/Fred Taylor Dr), and it is neither far from CBD, nor far from Albany. The Waterview connection and the widening of western motorway will provide an easier access between the South, the West and the North.

Currently there are a few big new commercial developments happening at the motorway end of Lincoln Rd. For example, new Countdown is being built right opposite Pak'n Save, will open before this Christmas. Hendernson Mega Centre on Lincoln Road is also currently under-construstion. These commercial activities will benefit the Henderson end of Massey.

The city's biggest upcoming commercial/retail developments are starting up at Westgate. My understanding is that the completed Westgate commercial center will be bigger than Sylvia Park and Albany. The surrounding suburbs will benefit from this new economic zone, i.e., more economic activities and more jobs, and the whole Massey will receive the most benefits.  

A major existing downside of the whole West Auckland is the lack of good secondary schools, but the situation is changing. Although Massey High School is not a high decile school, it is actually quite good from the positive feedbacks of many people that I have spoken to, and hopefully it will get better as the neighborhood dynamic improves.

The property prices in Kumen and Huapai (down Auckland-Kumen motorway 16) have jumped up a lot since the south-western motorway 20 and north-western motorway 16 Waterview tunnel connection project started. The properties with bigger land are expecially popular as people start to land-bank there.  

I live in Te Atatu Peninsula and absolutely love it.

However, if I had been unable to afford to get into Te Atatu, for the same amount of money I would be happy to look for a really good property in Massey, because it has great growth potential.

So, if you have to choose between Ranui and Massey, I would say go for Massey!!!

Massey is a big suburb. Many streets have big sections, solid houses, nice urban views and some have beautiful city and water views. So there are plenty of quality properties in Massey, but try to stay away from those near power pylons (for health), high votage power lines (for view), HNZ properties (for peace of mind) and motorways (for peace & health).
