有些人聲稱cv不值一看,理由是cv說得不准,買賣房子要看市場价。這話對不對,我發個貼來與各位討論,旨在抛磚引玉。
我自己的切入點是:cv是啥?有啥用?
都說天下文章一大抄,冤冤相報何時了。不能免俗,時間也有限,我先抄個官網内容:
Council rating valuations are one component in determining what portion of the region’s total rates you will pay. The total rates revenue that is required is set each year through council’s annual planning process, which goes through public consultation. This total is then apportioned across ratepayers using a combination of factors, including the value of your property.
cv 是市議會推出決定房主們交稅多少的其中一個標準,影響到市議會決定每年的開支計劃。計算公式裏面有且不只有房產價值。
Change in your capital value does not automatically mean that your rates will increase or decrease because of that change.
Rating valuations are calculated using mass appraisal techniques. They are not individual valuations of every property like those undertaken by private valuers. Mass appraisal valuations are used for all rating valuations in New Zealand and globally.

這房產及其周邊房產都干嘛用的,各位親改變房子用途要拿批准的,不然他們算不准,算不准就往大裏算,總不能倒貼給市民。

全市宏觀的權衡下哪裏的人可以多繳稅而又沒空駡娘。

去!去!說一万遍了,cv是繳稅尺度工具,至於各位房子能賣多少錢,官老爺不管。

很清楚,cv是稅收工具,直接用來做買賣房產用途並不合适。但中國人是聰明的,哪有輕易不用的道理。
我個人是這麽用的。
1。看看交多少地稅,不排除有些人不在乎一年交多少,但這是主要用途,我不會忽略,但不是本貼重點。
2。給看上的房子估估價。這個下來舉例説明
-- 1 Cambrai Avenue, Mt Roskill, cv47, x-lease,mt roskill school zone, 1/2share-800平米, SOLD $807,000 多於cv70%
-- 8 Haughey Avenue, Mt Roskill,cv60,fullsection, mt roskill school zone,890平米, sold $1,170,000 多於cv95%
-- 12A Strabo Place, Mairangi Bay, cv52, x-lease, Rangitoto school zone, 1/2-800平米, sold $759,000 多於cv45%
-- 355 Eastcoast Road, Mairangi Bay, cv78, fullsection, Rangitoto school zone, 865平米, sold 1,150,000 多於cv47%
-- 83 Killybegs Drive, Pinehill, cv83, fullsection, Rangitoto school zone, 575平米, sold $1,330,000 多於cv60%
其實就是簡單的算術,大概可以看到mt roskill房子售價多于cv70%以上,而在mairangi bay區則只在45%左右。那有下一棟房子上市,給它一個粗略估計。同時也能看出很多信息,比如哪個區是成熟好區,cv普遍高,地价高,漲幅小些,新區因爲cv更高,地價低,漲幅也不錯等等。勤挖掘,信息源源不斷,樂趣無窮。
當然,數據越多,統計結果理論上趨於更準確,在這裡我只是原則上説明我的觀點 -- cv還是值得看看的。 |
