上一周拍卖清盘率创年内新高,奥克兰的清盘率达到48%

图表中的数据显示除了Auckland City外奥克兰其他区的平均成交价都极为接近CV价了

今天看了下后花园的成交信息后真是吓一跳啊,那么多的房子,各个区的,很多都已接近或小额超出CV价在成交了!而且也明白了为什么Auckland City的成交价这么低了,其实并不低,只是成交均价被很多有漏水问题的公寓和联排的成交价给拉低了!那些有漏水问题的公寓和联排基本都是以CV价50%或只有10%的价格去成交的,怪不得拉低了Auckland City这么多!所以现在看平均数据是看不出所以然的,去看具体每个房子的成交才看得出来原来竞争已经这么激烈了

砖家们还活在象牙塔里啊,他们想要抄底就必须每时每刻关注市场动向才行的啊,要等到媒体都开始报道或等到街上的大叔大妈们都开始讨论的时候再去关注抄底就已经迟了啊

砖家们自己偷偷抄底我不反对,但故意唱衰房市减少竞争有利于自己抄底,然后造成首次买家错过入场时机这就是在造孽啊
