一朋友签了一年的租房合同，10月底才到期！可能最近房市火爆，屋主发邮件说儿子海外准备回来想卖房然后买了小的给孩子。然后要求租客搬出在一个月内。不知道这一

他不仁你别义，开始搜集所有房子的问题，拍照，记录，通话录音，特别要表现出你心理上受到的压力和伤害，到时候上庭告得让他把手的房租全吐出来再加赔偿损失！！

不过朋友也说了：屋主也说过朋友也有权利继续住下去但必须接受中介、买家到家里去。说让新的买家成为新的屋主。听起来像商业物业租赁和买卖一样。26/2通知，1/4准备上市。

From 11 February 2021, this will depend on whether you have a periodic or fixed tenancy, and the reason your landlord gives for wanting to end your tenancy.

Landlords can only end tenancies for a a valid reason, including a tenant’s repeated antisocial behaviour. Read our information about ending a fixed term tenancy early.

If you have a periodic tenancy the notice period depends on the reason given for ending the tenancy:

When can the landlord give 63 days' notice
The landlord can end a periodic tenancy by giving 63 days’ notice in the following circumstances:

The landlord or a member of the landlord’s family wants to move in (they must actually move in within 90 days of the end of the tenancy and live there for 90 days); or
The tenancy agreement states that the property is for housing employees of the landlord, and another employee is to take over the tenancy (this has to be specified in the tenancy agreement).
When can the landlord give 90 days' notice
The landlord can end a periodic tenancy by giving 90 days’ notice in the following circumstances:

The property is going on the market within 90 days of the tenancy ending.
The property has been sold and one of the conditions of the sale is that the property be vacant, or the landlords' interest in the property eg, lease ends.
The landlord wants to change the use of the premises and must do so for at least 90 days.
The premises are to be demolished or so extensively redeveloped or altered that it would be unpractical for the tenancy to continue. The landlord must take material steps towards this within 90 days.
If you do not think your landlord has provided a justified reason for the notice or they have not followed due process you can challenge the notice at the Tenancy Tribunal.

简单地说，房客不可拒绝但也不必须接受，房客可以舍有理的条件。

是和房东一起住的吗？是的话就算flatmate就没有tenancy保护了。

一个月就赶走？哈哈能在租期到期前请走就不错了请佛容易送佛难
除非他能申请到法庭的驱逐令不然警察在场也不能让人走的
不过他既然是卖房为什么非要租客走呢不就是无法open home而已么给房客点甜头就行了

不过这事听着像是楼主的事儿呢一般帮朋友问的都是自己的事儿哈哈哈哈。。。。。

谢谢大家的关注。上午陪朋友去了趟CAB了解一下情况。他们说在固定期合约内，屋主可以卖房，但不能强制让租客搬走如果租客不愿意的话，不过朋友也不能无理由拒绝买家和中介去看房，但租客有权利设置一些条件可以和屋主商量。比如：看房时注意事项或最多不能超过多少人等等，房子卖了后新屋主也需要遵守原合同，如果新屋主想自住可以和租客沟通商量并达成一致协议的情况下才可以让租客离开，比如租客找房等...如果有损失好像要补偿（这个地方有点听漏了）...

完全不是必须配合看房的

Fixed term不可以的你自己仔细看下而且现在是，90天你的信息错了

必须配合open home只需要给你48小时notice
