标题: 问个房间大小的基本问题 [打印本页]

请教一个基本问题始终，没有搞懂？新西兰这里关于single room和double room大小有没有具体的标准规定？我看过好多房子。有些房子的single room比其他房子double room的还大？不知道是不是壁橱问题？

比如一个房子double room应该至少多少？single room至少多少？（不算里面壁橱的面积，实际使用面积）

或是你给我一个含壁橱的全部面积的参考标准也可以。

我不是说改建的这种，比如一般房子的标准。

没有具体标准。卖房的只要能放下1.5米宽的床和写字台等正常的东西，都会写双人房。

哈哈，是吗这也太离谱了。双人床也有大小不同，一米五的不算大床。那么按照你这个道理退，single room就是只能放单人床了？
好像一米三的双人床也有吧？

1.5米的床是queen size, 1.35米的是 double.

如果不用桌子，按你说的，5平米就够了。

应该是没有具体标准的。老房子的double room可能还不如新房子的storage大呢。
都是看设计师怎么设计的

In NZ house build before unitary plan a minimum bedroom size must:
Have a minimum width of 1.8 metres
Have an area of not less than 6 m2
In an existing house a room with an area of less than 6 sq m but not less than 4.5 sq m may be occupied as a bedroom by a person under 10 years of age.
A single bedroom for a person over 10 years of age the area is 6 sq m to 10 sq m.
A double bedroom for two adult is more than 10 sq m
Have a height from finished floor to finished ceiling of at least 2.1 metres in an existing house (as at 1975), or 2.4 metres in a new house (a new house is defined as being built after April 1975)
Have at least one window situated in an external wall to admit adequate light (this could be a skylight)
The aggregate area of glass in the windows must not be less than one-tenth of the floor area of the room
Windows with an area of not less than one-twentieth of the floor area must be able to be opened to allow air circulation, or in accordance with local authority requirements.
In calculating the area of a bedroom, any part of the room with a finished floor to finished ceiling height of less than 1.5 metres must be excluded.

多谢，标准答案，原来10sqm就是双人间了，我以为至少要15呢。

你说的实际使用面积还是把壁橱占的面积也算入，有些壁橱一面墙，占用不少面积。

现在很多新房6，7个房间，里面卧室小小的，也说双人房，跟过去的老房没法比。

其实只要两个人能并排站进去，那就算是double room了

國家層面好像沒有（除了下面說到的Housing Improvement Regulations 1947 除外) 地方的有相關建議規定在《奧克蘭設計手冊》 Auckland Design Manuel (ADM) 有建議房子裡各部分的最低面積和長寬等  可惜也不是法律只是指引但council可以就這個來審批尤其是高密度發展保證大家在盡量建多的同時每個房子的內部也不能小得太誇張

印像中這個手冊還有章節介紹所謂‘design furniture’  列出每種家具大約多大長寬等讓設計師和council 來參考從而衡量到底單人房和雙人房需要的起碼大小  可這些一樣只是指引  沒有法律約束力

另外樓上有位打英文的朋友說到有Unitary Plan 前新西蘭住宅的房間標準是如何如何 - 這樣說有點奇怪  首先要說的是 UP並不是全國性法規只在奧克蘭有效不能用UP來拿整個新西蘭來說事  另外  不知道為什麼說的是UP前如何如何那現在呢？這些規定目測應該是Housing Improvement Regulations 1947 的內容  但這些規定已經存在了幾十年不會因為UP生效後就失去效力可是只能說這個規定不是Act 也好像沒有在council 批consent 的過程發揮過很重要的影響力 -  樓上這位朋友可能是誤解了

我见过的最抠的开发商让做的最小双人间是2.8m x 2.8m不算衣橱。后来他后悔了，改成了2.8 x 2.95.其他都是标准3x3或plus
