这个假设是社会安全，没有自然灾害，人口增长，通货膨胀长期为正，仍然资本主义的情况下才能发生。最好加个条件。

When Olly Newland was saying Auckland houses would hit $1million by average in 2010, everyone laughed and some fell off from the chair.

Now is the norm. So, who knows.

20年涨200%，年化5.6%。如果按20%首付，5%平均利率算的话，相当于本金由1涨到7，年化10.2%。

I do not wish property price come to $3m in 20 years time.

If it reached that price, then the gap between rich and poor would be so huge that a revolution should come.

I'll be happy if compound growth rate is at 3% for the next 20 years.

3%的话， 20年之后也要接近$2M了，绝对价值不低了。

我的Point is: 不想贫富差距拉的太大，到时候引发穷人闹革命。

You are right.

just that I am wondering when the property was $200K (median price) in Auckland, Were people thinking the same thing about the Wealth gap and grass-root revolution if it reached $500K, $800K, $1million?
We all want stabilities but things are moving fast in this era. Grass-root revolution will not be successful, they will be diffused by cheaper houses/apartments on the outskirt. They will move on to those houses and accept the reality of city evolution.

Houses with big sections within 5 KM radius will be rare. They are the potential to reach $2-3 million and only for the elites.
Happened in any Tier 1 cities before, it will happen here with the passes of time.

$1 million in the year 2000 can buy really good houses in Auckland, now can only buy a simple house in Glenfield. How cynical is that?

Chinese take-away was $8-9 (yr 2000) and now $12.50

上一波（09-15年）有投资的人， 2030 均价能够到2M左右，应该卖俩房子，还清贷款就可以退休了，2040有点遥远。

In 10- 20 years time, what is the standard of Measurement?

Is it still money, USD?

Will there be a currency crisis? Is the current currency totally misplaced?
What you are holding "Cash" is just a concept that will be replaced in the debt crisis?

What will people talk about Cash in 10-20 years' time?

均价应该不会那么高。可能是统计的有地的房子，那时可能在有些区已经是稀缺的了。带地的可能平均3m. 剩下的公寓啥的，不太可能。

他指的应该是所有房型的平均价。3M有点夸张，但2M-2.5M还是容易达到的。。。

但是过去99年-19年这段时间，公寓这些是相对较少的。所以如果在这个基础上预测的话，感觉和实际偏离较大。毕竟房子的类型会在未来20年里发生较大的变化可能。如果那时还是3m, 那带地的就要4m, 公寓联排这些要2m比如这样平均下来3m附近可能。那样的话，实际的增长率会更高对有地的房子来说。

你的意思就是老老实实打份PAYE的工作就行了，别指望靠房产投资发达或者提前退休？个人觉得新西兰的地产和中国还有当年日本的疯狂差得远了。只要不火山爆发，地震，奥克兰的房价不会有腰斩，房东集体负资产跳楼的可能性。腰斩了，自然就会开放市场让外国人过来救市，除了印钱，政府还有其他办法，例如恢复负扣税鼓励房东投资？
当年日本和香港很多炒楼爆掉的人，都是超额杠杆，按上按（首付也是贷款)，新西兰10年翻翻的市场行情，根本不值得这样做，好像也没有几个买房投资的是这样拼的。
上一轮完成布局的人，无论2030年涨到2M，还是1.5M，变现都是赚的。如果维持在1M，那就是帮房客和银行打工，浪费了10年的机会成本而已。
