In economic, there is a saying "no free lunch theory", it looks like this is really happening to some suburbs and some parts of Auckland.
Good suburds are like magnets, they rejected some "grade D" tenants and receiving "grades A & B tenants", and the rent will maintain at that healthy level.
Grade D tenants tend to find houses in grades D & F suburbs (such as some West areas and some South Auckland suburbs) and many landlords have no choice but rent it to them in order to gain occupancy.
Some grades D & F suburbs are definitely cash flow positive, haha..... but it needs personality and good property manager to handle those people, otherwise your investment will be trashed. Dofu army will be there to help.

the most hilarious one was the student allowance increased by $50, then immediately rent also increased by $50...LOL
