好像正式通过了

是今年就实行吗，还是再过一年？

一年损失好几千啊，要去天台了。。。。。。。。。

其实更厉害的招是明年所有的房屋买家卖家都需要登记税号，炒房的更难了，低收入的买房很容易被调查了，高收入的靠投资房负扣税来退税也没戏，海外的不让买，这些措施大大减少买房的需求，只剩下刚需的人了

"The ring fencing of residential rental losses will be in place, in full, from the beginning of the 2020 Financial Year. This means 2019 will be final year for claiming tax refunds for rental losses."

Ring Fencing - Obtained Royal Assent 26/6/19

Section 51C contains Ring Fencing, and comes into force 1/4/19.
Only residential properties
Can apply on a property by property basis, or portfolio basis
Losses that are ring fenced carry forward to future years
Excludes
Person’s main home
revenue account properties. i.e not trading properties, specs or developments
Mixed use assets, as losses already limited under those rules
Property provided as employee accommodation
Specific section to catch interest used to borrow to buy shares in property companies
Can use ring fenced losses to offset Brightline profits.

insulation can't claim, it is a capital improvement.
May be top up, like $900, can.

That is what some accountants said. Excessive expenses claim will lead to IRD audit.

这啥意思？12/4/19 BREAKING NEWS – Our tax advisors received a call late on Friday afternoon from IRD Policy & Strategy advising that due to issues raised by them and other submitters regarding the complexity of the proposed legislation, IRD have decided to completely rewrite it i.e. they started again with a blank piece of paper.

Stay tuned for further developments.

话不能这么说，你可以自住无贷款，贷款全allocate给投资，还是有找头的

那租客还真稳定，我其实也不想涨，一直一个好房客省心。但是最多两年人就走了，中介就开始涨，不过我的中介还是很专业的，每次涨每次还能租出去
